New tower near Victory Park will be the tallest north of downtown

Haynes and Boone will be the anchor tenant in Harwood International's 27-story building.

Dallas law firm Haynes and Boone is headed to a new Dallas high-rise that will be the tallest office tower north of downtown.

Developer Harwood International plans to build the 27-story building starting this winter.

The new tower will be built off Harry Hines Boulevard at Hunt Street near Victory Park.

Haynes and Boone will lease 125,000 square feet in the building, making the move in late 2023.

The half-century-old legal firm is in a building in Victory Park.

Called Harwood No. 14, the new office building comes on the heels of the developer’s recent completion of its Harwood No. 10 tower on McKinnon Street.

“We have a long-standing relationship with Haynes and Boone and look forward to supporting them in their growth for many more years,” Gabriel Barbier-Mueller, founder and CEO of Harwood International, said in a statement.

Haynes and Boone’s workers are mostly at home now, but the company is planning the new office for the post-pandemic workplace.

“We are excited to start sketching out the next chapter of Haynes and Boone in a state-of-the-art facility that will promote the comfort and collaboration of our employees, while allowing us to continue to deliver maximum value to our clients,” Haynes and Boone Managing Partner Tim Powers said in a statement. “It may be hard to envision now, but we will soon return to the office.

“This lease reflects our optimism in Haynes and Boone’s continued growth and that of the city of Dallas.”

Harwood International’s building is one of the largest such Dallas-area developments announced during the pandemic.

The 19-block Harwood District includes offices, retail and residential space. A new hotel is also under construction in the project.

“The Harwood District is 98% leased,” Alexis Barbier-Mueller, managing partner of Harwood International, said in a statement. “Harwood No. 10, which was completed less than one year ago, is already 90% leased.

“We are launching Harwood No. 14 in response to the demand for office space within our district.”

Andy Leatherman, Brooke Armstrong and Brad Selner of JLL negotiated the Haynes and Boone lease with John Lee, Hannah Waidmann and Kelly Whaley of Harwood International.

The new tower will include a 13,000-square-foot rooftop garden and will be designed by Dallas-based HDF, Dallas’ Corgan and Tokyo-based architect Kengo Kuma and Associates.

The building will have a two-story lobby, a fitness center, a multipurpose center that can be used for conferences, nine levels of parking and approximately 12,000 square feet of restaurants on the ground floor.

Harwood International still has plans for an even taller, 40-story mixed-use tower that would be constructed on Caroline Street on the eastern edge of Victory Park. No start date has been announced for that project.

Harwood International is the second developer to announce a big Uptown area office high-rise.

Trammell Crow Co. in May announced plans for a 27-story office tower at McKinney Avenue and Pearl Street. The building is set to start construction early next year.

And Granite Properties has updated its plans for a 26-story office tower at Maple Avenue and Cedar Springs Road.
